Rightmove has reported that inclusive bills are a rising priority for those searching for somewhere to live on the property search portal. In 2022, "bills included" was the fourth most popular search term and it is now second as of March 2023. "Pets" keep the number one spot however, which it they have done consistently for several years.

Co living and Build-to-Rent (BTR) buildings already address this demand by including bills in the rent, and most BTR homes and apartments promote that they are pet-friendly, an attractive aspect for renters.

From rising consumer goods and energy prices to rent and transport costs, the cost of living and running a home has understandably become a huge topic in 2023. Google searches for the term ‘energy bill’ has risen by over  800% in the last 12 months.


Supply and demand issues are pushing up energy prices. One of the other issues related to energy costs is the lack of modern homes in the UK. Zoopla reported that the UK has one of the "oldest and most inefficient housing stocks in the world", with almost 3/4 homes built before 1980.


New-build properties use significantly less energy, particularly high-spec new builds such as BTR and Co Living developments. Analysis of UK Gov data found that 85% of new-build properties were given an A or B EPC (Energy Performance Certificate) rating in 2022. This is one of the many reasons that these modern living options have become so attractive. They allow landlords to include bills and other amenities in the rent, or provide a modern living space where tenants use much less energy due to better quality building materials and new technology.


There is however, still more work to do. A variety of modern homes are needed in the UK to supply the increasing need, including modern rental provision which responds to consumer demands for attributes like bills included, whilst also delivering on quality, location and comfort.
