Durham is a charming city blended with old and new. It has windy cobbled streets and architecture dating back thousands of years combined with regeneration, and evolving modern architecture and infrastructure. 


The city itself has a population of around 94,000, and if you include the wider county, it is home to around 500,000. Durham is very much a student city with 20,000 students studying at the university which is one of the top 10 Universities in the UK - currently ranked 6th by the University League Table (2022). There are also 17 colleges in Durham, adding to that blossoming student population. However, there is a shortage of student housing in terms of stock, suitability in relation to standards, and affordability.  Inevitably, this also impacts graduates and young professionals who want to stay in the city. This offers an excellent opportunity for a series of co living projects to fill the need requirements for the area. 


Food and drink are Durham’s bread and butter and it's a long-established culinary destination. It is renowned for its great restaurants, breweries and craft beverages, with international variety to suit every taste bud. As it is a student city, it also has a vibrant nightlife scene with plenty of pubs, bars and clubs. There is also plenty of sports and hobbies to get involved with.


Surrounded by stunning walks and scenery, there is plenty to do with a variety of historic and beautiful towns to visit all around. It’s close to the sea and Newcastle is just a short 10–20-minute train journey.


Durham struggles to retain its graduates, despite there being job prospects in the area. There are now over 33,000 businesses registered (2022) – an additional 5000 new businesses registered in 5 years – and the council are keen to continue to drive this economic growth. The key way to retain is by providing residential infrastructure bespoke to the needs of the area of Durham. 


An important aspect of this is housing, and having affordable, modern and quality rental homes for graduates, and Durham’s working population. Build to rent and co living have not yet taken off on the city however, there is a huge opportunity given the demographic, and the councils drive to retain graduates and allow business to flourish.
